Broomfield Houses Split Into Two Flooring Eras

The city and county only consolidated in 2001, but many of its houses are either a lot older than that or a lot newer. One group dates from the 1960s to the 1980s. The other is master-planned development such as Anthem. Same zip codes, very different subfloors.

Older Homes: Look Under the Carpet Before You Shop

Lift a floor register or peel back carpet in a closet corner. Houses from those decades can hide 3/4-inch oak strip, plain plywood, or sheet vinyl glued to the subfloor. Oak strip in decent shape is usually worth sanding and refinishing as solid hardwood before you pay to cover it.

Old sheet vinyl and the black adhesive under some older floors can contain asbestos. Get a sample tested before anyone scrapes it. Often the safer move is to install over it.

Anthem and Newer Homes: The Builder Floors Wear Out First

In newer Broomfield neighborhoods the structure is fine and the finishes are tired. Builder carpet mats down in hallways, thin-wear-layer vinyl scratches in kitchens, and the stairs show it all. That's a room-by-room flooring replacement job, not a rebuild. If your community has an association, check its rules on delivery hours and dumpsters before tear-out day.

Townhome and Condo Floors Have to Satisfy the Unit Below

Hard floors over someone else's ceiling come with obligations:

  • Read the association's flooring rules first. Many set a minimum sound rating for hard surfaces.
  • Ask for two numbers: IIC for footfall and impact noise, STC for voices and TV.
  • Plan on an acoustic underlayment under any floating floor, and a sound mat approved for adhesive under glue-down vinyl.
  • Keep the expansion gap clear at shared walls so the floor doesn't carry sound into the framing.
  • Put a plush carpet over a dense pad in bedrooms over a neighbor's living space. It's still the quietest option.
  • Reserve the elevator or the shared stair, and protect common hallways during delivery.

What flooring works best in an Anthem-area home with original builder carpet?

A common plan is engineered hardwood or rigid-core vinyl on the main level, with carpet kept upstairs. Engineered oak over the existing plywood subfloor gives you real wood that can be refinished later. Vinyl makes more sense with large dogs or frequent spills. Replace the stair carpet at the same time so the materials meet cleanly at the landing.

Can I put hardwood in a Broomfield condo or townhome?

Often, yes, but the association decides. Expect a required sound rating and possibly a written approval step. Engineered hardwood floated over a high-performance acoustic underlayment is the usual route, and some associations want the underlayment spec sheet submitted for approval. Ask the association for its flooring policy in writing before ordering anything, because returns on special-order wood are rarely free.

Do rolling office chairs damage luxury vinyl plank?

They can. Hard casters grind grit into the wear layer, and a chair pivoting in one spot dents softer vinyl cores over time. Soft polyurethane casters fix most of it. A clear chair mat fixes the rest. For a busy shared office, glue-down commercial vinyl holds up better than click planks made for homes, because it won't shift or separate under constant rolling.
