Mapleton Hill and University Hill Floors Deserve a Look Before a Tear-Out

Older Boulder houses, including those in the Mapleton Hill historic district and on University Hill, can have original fir or oak hiding under carpet or a worn finish. Pull a floor register and look at the board's edge. If only a sliver of wood sits above the tongue, earlier sandings have used up most of it, and a screen-and-recoat may be the only safe option left.

Is engineered hardwood a sustainable choice for a Boulder home?

It can be, if the wear layer is thick enough to refinish. A thin veneer over plywood uses less hardwood up front, but a 1 or 2 mm top layer may never survive a full sanding, so the whole floor gets replaced sooner. Look for 4 mm or more, an FSC chain-of-custody claim on the invoice and a low-VOC adhesive if it's glued down.

Can I stay home while floors are refinished with a low-VOC finish?

Many people do, with planning. Waterborne finishes still release some solvent while they dry, and sanding dust travels even with good containment. Close off the work area, run fans that exhaust outdoors and plan to stay off the floors until the manufacturer's cure time allows foot traffic. Pets and anyone with asthma are better off elsewhere for the first day or two.

Rigid-core luxury vinyl with a thick wear layer handles the most abuse for the least maintenance. It won't swell from spills and it works on slabs. Porcelain tile outlasts it in entries and bathrooms.
